Dear Niece

I received your favor, and can assure you that I kept Rockpleasant for sometime in reserve for your use, in full expectation of your arrival, but finding no certainty of your coming out, deemed it best to Rent it to Mrs Bowen at £200 P Annum, but sometime ago, she intimated an intention of quitting Rockpleasant on the expiration of the 2d Year, which I believe will be sometime in May next[.]

You have my entire approbation to take possession of Rockpleasant whenever Mrs Bowen quits it but as she is a worthy good woman I wou[l]d not put her to any inconvenience, by peremptorily limiting her to a day or any stated time– I am much obliged, by your kind present of your Childrens pictures wch I highly prize– Mr Scarlett will be with me this evening. I beg leave to refer you to him respecting Rockpleasant, he can give you every information respecting Rockpleasant as well as the time Mrs Bowen may want it–
